Landlord Terms and Conditions

By creating a landlord account and listing properties on the Rent a Room platform, landlords agree to comply with these Terms and Conditions and all applicable laws of the Republic of Maldives.

Continued use of the platform constitutes acceptance of these Terms and any future updates. We may revise these Terms at any time, and material changes will be communicated through in-app notifications or email.

Landlords must provide accurate and verifiable information when registering, including legal name, valid contact number, and a working email address.

You are solely responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.

Each landlord is permitted one account. Creating multiple accounts to bypass limits, claim promotions, or evade enforcement is prohibited and may result in immediate termination.

You must promptly update your phone number, WhatsApp, and Viber details so prospective tenants can reliably reach you.

Landlords are responsible for ensuring that listing details, pricing, photos, availability, and property information are accurate, current, and not misleading.

Photos must depict the actual room or property being offered. Stock images, watermarked images, or images of properties you do not control are not permitted.

You must promptly update or remove a listing when the property becomes unavailable, is rented out, or its details change.

Listings must comply with all applicable zoning, housing, health, and safety regulations in the Maldives.

Subscription fees, plan tiers, and any promotional pricing are displayed at checkout in Maldivian Rufiyaa (MVR). By submitting a payment, you agree to the displayed amount.

Payments are processed through bank transfer with proof of payment uploaded to the platform. Subscriptions activate only after admin verification of your slip.

Subscription fees are non-refundable except where required by law or expressly stated in a promotional offer.

Referral rewards, founding-landlord discounts, and promotional codes are subject to their own terms and may be modified or revoked if abuse is detected.

Rent a Room does not collect, hold, or process rent paid between landlords and tenants. All rental payments are arranged directly between the parties.

Landlords are expected to act professionally, respectfully, and lawfully when interacting with prospective tenants through the platform or through linked communication channels (phone, WhatsApp, Viber).

Discrimination on the basis of race, religion, gender, nationality, disability, or any other protected characteristic is strictly prohibited.

Harassment, threats, deceptive practices, or solicitation of payments outside of the agreed rental arrangement are grounds for immediate suspension.

Landlords are responsible for resolving matters relating to bookings, viewings, deposits, and property conditions directly with their tenants.

Rent a Room acts solely as a platform connecting landlords with potential guests or tenants. We do not own, operate, manage, inspect, or insure any property listed on the platform.

We make no warranties regarding the conduct of tenants, the suitability of any listing, or the outcome of any rental arrangement.

To the maximum extent permitted by law, Rent a Room is not liable for any direct, indirect, incidental, or consequential damages arising from the use of the platform, disputes between landlords and tenants, property damage, loss of income, or non-payment of rent.

Landlords are encouraged to use written rental agreements, collect appropriate security deposits, and verify tenant identification independently.

By uploading photos, videos, descriptions, or other content to the platform, you confirm that you own the content or have full rights to use it.

You grant Rent a Room a non-exclusive, royalty-free, worldwide license to display, reproduce, and promote your listing content on the platform, in marketing materials, and across our official social channels.

Rent a Room may moderate, edit for clarity, or remove content that violates these Terms, infringes third-party rights, or harms platform quality.

Rent a Room reserves the right to suspend, restrict, or terminate any landlord account that breaches these Terms, engages in fraudulent activity, receives repeated valid complaints, or otherwise harms the platform or its users.

Where possible, we will provide notice and an opportunity to remedy the breach. Serious violations may result in immediate termination without notice.

Upon termination, active listings will be removed and unused subscription time may be forfeited.

These Terms are governed by and construed in accordance with the laws of the Republic of Maldives.

Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of the Maldives.
